Cleaning & Painting of Industrial Plants, Buildings, Factories & Warehouses in Toronto, Ontario

Do you have an old and dirty industrial building you want to clean up to lease or sell? Or have you bought or leased an old and dirty building you want to clean up before moving in? Does the building look clean but has an old oily smell to it? You never get a second chance for a first impression.

We have been cleaning up and repainting old soiled and dirty factories and cleaning old warehouses for decades. Our clients turn to us for a quick job, done right, and at a competitive price. We have the experience to know how best to clean old oily and dusty industrial ceilings for painting (metal and wood), and also how to degrease and clean old and oily industrial floors so that they can either be left uncoated, or recoated with a new epoxy floor coating.

Years of manufacturing processes can leave a substantial film of contamination on surfaces that will cause unpleasant odors and negatively affect the adhesion of paint coatings on top of them. A cleaning contractor with the expertise and know how can correctly clean the factory ceilings, walls and concrete floors so that there is no old contamination left on them.

Our crews use the most effective pressure washing and degreasing equipment available. Using high-pressure washers from 4,000 - 15,000 psi, and ultra-high-pressure washers up to 40,000 psi, in combination with various degreasers (depending on the contamination we are removing), we can get the job done quickly and cost-effectively. Using cheaper equipment can save money up front, but cheaper equipment does not provide the water volume or the dependability that we demand.

Floor scrubbing is best done with large, ride-on floor scrubbers utilizing a combination of custom-blended degreasers to strip off years of accumulated dirt, oils and grease. Even old rubber tire tracks from fork lifts imbedded in the floor can be removed to reveal the clean concrete floors once again.

Following a thorough cleanup and surface prep, all surfaces (including ceilings, walls, floors, doors and windows, both interior and exterior) can be revitalized with a fresh coat of paint or other coatings as most appropriate for the particular application, intended lifespan, and budget.

When cleaning regular warehouse or factory floors of mainly dust and dirt, it is acceptable to dispose of the dirty water in the regular drain system. However, when cleaning up oily or hazardous environments, it is crucial to collect the oily or hazardous wastewater from cleaning, and to dispose of it correctly and legally. Fines in the $100,000’s of thousands of dollars have been levied against companies that dump hazardous liquids down the drain, and so they should, since who wants hazardous liquids ending up polluting our lakes, rivers and drinking water?

Most cleaning contractors do not have the equipment or facilities to deal with liquid wastes, so they either dispose of it illegally, leave it to the client to deal with, or refuse to quote on the project. We own all our own containment systems and are familiar with setting up sites with the Ministry of the Environment to be allowed to legally generate and dispose of hazardous liquids off site. Also, we handle all the necessary government paperwork, and thus freeing you up to perform more productive activities.
